Furnished vs Unfurnished Apartments in Dubai: How to Choose

A furnished apartment in Dubai saves setup work, but it only saves money if the furniture is worth the extra rent over your planned stay. An unfurnished apartment gives you more control and adds upfront costs. Compare the full tenancy cost, check what is included, and read the inventory before choosing.

Choose for the length of stay you can realistically plan

Furnished can suit a move where you need a working home quickly, do not own furniture, or expect another relocation. Unfurnished can suit someone who already owns the essentials or wants to choose a mattress, desk, and sofa they will use for several years. Neither option is automatically better value.

Compare apartments of similar size, condition, location, and management quality. A cheaper unfurnished unit in a different community is not a clean furniture comparison: you may also be changing your commute, cooling arrangement, or building standards. Shortlist the home first, then work out what the furnishing choice adds.

What furnished, unfurnished, and semi-furnished actually include

Ask whether the photographs show the furniture you will receive. Confirm the bed size, mattress condition, dining seats, washing machine, cooker, fridge, curtains, and any workspace. If an appliance is present, ask who owns it and how faults will be handled. An empty apartment can still have fitted appliances; a furnished one can still lack the things you need on day one.

Listing labelWhat you need to confirmPotential extra work
FurnishedExact furniture, appliances, curtains, and household itemsReplacing unsuitable items or buying missing essentials
UnfurnishedWhether kitchen appliances and fitted storage remainFurniture purchases, delivery, assembly, and eventual removal
Semi-furnishedAn item-by-item list rather than the labelFilling gaps between fitted equipment and a usable home
These labels are not a substitute for a written inventory of the actual apartment.

Compare total cost, not just the annual rent

Use a simple worksheet for each option: rent over your planned stay, furniture and appliance purchases, delivery and assembly, removals, storage, and any agreed charges. List refundable deposits separately as cash you need upfront. Keep utilities and cooling in the comparison whenever the arrangements differ.

Here is an illustrative calculation, not a Dubai market quote. Suppose the furnished option costs AED 10,000 more per year, while furnishing the comparable empty unit would cost AED 15,000 including delivery. The furniture premium is AED 20,000 over two years; the setup cost starts at AED 15,000 before repairs, removal, or resale. At one year, the comparison looks different.

Treat resale proceeds as uncertain. Check actual quotes for the items and moving services you need, and allow for the effort of selling or transporting furniture at the end. The right choice can be the one that saves you time even when it does not produce the lowest spreadsheet total.

Inspect the furniture as carefully as the apartment

A furnished apartment that needs a new mattress, desk, and several appliances is not as ready as its photos suggest. Put replacements and removals into the written agreement before paying for them yourself.

  • 01.Check the mattress and bed frame for condition, support, stains, and damage; confirm whether replacement is agreed.
  • 02.Open drawers and wardrobes, sit on the sofa, and check that the dining furniture is stable.
  • 03.With permission, test supplied appliances and note the model, visible condition, and any existing fault.
  • 04.Measure space for daily life: a desk, laundry rack, pushchair, or furniture you already own.
  • 05.Ask whether unwanted items can be removed, who arranges storage, and what must be returned at move-out.

Keep an inventory and clarify responsibility for repairs

Request a dated inventory describing the items supplied and their condition. Photograph existing marks, check quantities, and ask both parties to acknowledge the handover record. Record what should happen if an appliance fails and how missing or damaged items will be assessed at the end.

Dubai Land Department publishes a unified Ejari tenancy contract. Read that form and any addendum together; the word furnished in an advert does not answer your questions about repairs, bills, or deductions. Ask for unclear terms to be clarified in writing before you sign.

Furniture does not tell you whether bills are included

Ask separately about electricity, water, district cooling, internet, and any fixed cooling charge. Request a written breakdown of what the quoted rent includes and how excluded bills are paid. A furnished annual lease and a serviced short stay can have very different arrangements.

Check the building experience too. Furniture is replaceable; poor maintenance, an awkward commute, or a noisy bedroom may affect every week of your stay. Read resident reviews and use the same viewing checklist for both furnished and unfurnished homes.

Frequently asked— answers for the hurry
Is it cheaper to rent furnished or unfurnished in Dubai?
Compare equivalent apartments over your planned stay. Furnished rent may cost more, while unfurnished housing adds purchases, delivery, assembly, and move-out costs. Use actual rental offers and furnishing quotes; there is no single price difference that applies to every Dubai apartment.
Do unfurnished apartments in Dubai include appliances?
Some do and some do not. Confirm the cooker, fridge, washing machine, and other equipment item by item, then record what remains in the apartment. The listing label alone does not establish what is supplied or who handles repairs.
Are bills included in furnished apartment rent in Dubai?
Furniture and bills are separate questions. Ask whether electricity, water, cooling, internet, and fixed charges are included, and have the arrangement written into your agreement. Do not assume an annual furnished rental has the same inclusions as a serviced short stay.
What should I record when moving into a furnished apartment?
Keep a dated inventory, photographs of condition, appliance details, keys and access cards, and written repair or replacement promises. Ask both parties to acknowledge existing damage and clarify how supplied items will be checked at move-out.
