By using Lived, you are entering a binding legal agreement. We have written these terms as clearly as we can. If something is unclear, contact us before proceeding.

Introduction and agreement

Welcome to Lived (“Lived,” “we,” “our,” or “us”). We operate livedhq.com(the “Site”), a platform that collects and publishes verified tenant reviews of residential properties in Dubai, United Arab Emirates.

By accessing or using any part of the Site — including reading reviews, submitting a review, browsing community guides, or accessing any content — you agree to be bound by these Terms of Service (“Terms”). If you do not agree, you must stop using the Site immediately.

These Terms form a legally binding agreement between you and Lived, governed by the laws of the United Arab Emirates. They apply to all users including readers, review contributors, property managers, and any party that accesses content on the Site by any means, including automated means.

Incorporated documents

These Terms incorporate by reference our Privacy Policy, which governs how we collect and process personal data. By using the Site, you also accept the Privacy Policy.

Eligibility

To use the Site, you must:

  • Be at least 18 years of age.
  • Have the legal capacity to enter into binding contracts under the laws of your jurisdiction.
  • Not be prohibited from using the Site under applicable UAE or international law.

By using the Site, you represent and warrant that you meet all of the above requirements. We reserve the right to refuse access to any user we reasonably believe does not meet these requirements.

Accounts and authentication

To submit a review, you must provide a valid email address. We use this email to authenticate you when you return to view, edit, or delete your reviews. We do not require you to create a password; authentication is handled via a one-time code sent to your email.

You are responsible for maintaining the security of your email account. If you believe your Lived account has been compromised, contact us immediately at hello@lived.ae.

We reserve the right to suspend or terminate accounts that we reasonably believe are being used to submit fraudulent reviews, abuse the platform, or violate these Terms.

Review submission standards

Reviews submitted to Lived must meet the following standards to be published. We reserve the right to decline, request changes to, or remove any review that does not meet these standards, without obligation to explain our decision in detail.

What reviews must be

  • Based on genuine tenancy experience. You must have actually resided at the property you are reviewing. Reviews submitted by people who have not lived in the property — including property managers, developers, landlords, or parties with a commercial interest — are prohibited.
  • Honest and accurate. Your review must reflect your genuine experience. Fabricated, exaggerated, or deliberately misleading reviews violate these Terms.
  • About the property and tenancy experience. Reviews should address matters relevant to living in the building: maintenance, management, building quality, facilities, noise, value for money, and landlord or management conduct.
  • Free of prohibited content. See below.

Prohibited review content

The following content will be rejected and may result in account suspension:

  • Personal attacks, harassment, or defamation of named individuals (including landlords, building staff, or neighbours).
  • Hate speech or discriminatory language based on race, ethnicity, religion, gender, nationality, disability, or sexual orientation.
  • Content that is sexually explicit, violent, or otherwise inappropriate.
  • Reviews that are clearly incentivised — submitted in exchange for rent reductions, gifts, or any other benefit.
  • Coordinated negative reviews targeting a property for commercial or competitive reasons.
  • Reviews containing false statements of fact about a specific, identifiable individual that could constitute defamation under UAE law.
  • Any content that violates UAE law, including the UAE Cybercrimes Law (Federal Decree-Law No. 34 of 2021).
Moderation

All submitted reviews go through an editorial moderation process before publication. This process uses automated tools for initial screening and human review for final decisions. We are not obligated to publish any review.

Content ownership and licence

5.1 Your review — what you own

You retain ownership of the copyright in the individual review text you submit. Lived does not claim ownership over the words you write.

By submitting a review, you grant Lived a worldwide, royalty-free, non-exclusive, irrevocable licenceto publish, display, store, translate, adapt, and reproduce your review on the Lived platform, in aggregated data summaries, in marketing materials that reference the platform’s dataset, and in any successor service. This licence continues even if you later delete your review from the platform (though we will honour deletion requests and remove the identifiable content as described in the Privacy Policy).

5.2 Lived’s property — what we own

The following are the exclusive intellectual property of Lived and are protected by UAE and international copyright, database rights, and other applicable law:

  • The compiled database of reviews — the selection, arrangement, aggregation, and curation of all reviews across the platform.
  • All editorial content including community guides, hub pages, blog posts, and any written content produced by the Lived editorial team.
  • All aggregated rating data, statistical summaries, and derived insights produced from the review dataset.
  • The platform design, code, technology, and visual identity — including all UI components, layout, typography, and brand assets.
  • All structured data schemas and JSON-LD markup we produce and publish on the platform.

You may not copy, reproduce, republish, transmit, distribute, or create derivative works from any of the above without our prior written permission.

Prohibited uses — scraping, reproduction, and redistribution
Core prohibition

You may not extract, reproduce, or display Lived content — including individual reviews, rating summaries, community guides, or any other platform content — on any third-party website, application, or service, by any means.

The following acts are expressly prohibited without Lived’s prior written consent:

  • Automated scraping or crawling. Using any robot, spider, crawler, scraper, script, browser plug-in, extension, or other automated tool to access, extract, index, copy, or monitor any part of the Site or its content.
  • Bulk data extraction. Systematically downloading or extracting reviews, ratings, property data, or any other content from the Site in bulk, regardless of the method used.
  • Reproducing content on third-party platforms. Republishing, embedding, framing, or displaying Lived reviews, rating summaries, community data, or editorial content on any website, application, social media account, or other digital surface that is not livedhq.com.
  • Presenting Lived content as independently collected. Using extracted Lived reviews or data as if they were gathered by you or your organisation without attribution to Lived as the source.
  • Populating competing services. Using reviews, ratings, property data, or any content harvested from Lived to build, populate, or supplement any competing review platform, property database, or real estate service.
  • Commercial redistribution. Selling, licensing, or otherwise commercially exploiting any Lived content without a written licensing agreement.
  • Circumventing technical measures. Attempting to bypass, disable, or defeat any technical protection or access control we implement to protect our content and systems.

What is permitted

The following uses of Lived content are expressly permitted and encouraged:

  • Linking to Lived pages. You may link to any public page on livedhq.com (community pages, property pages, blog posts, hub pages) from any website, social media post, or editorial piece. Links help discoverability and are always welcome.
  • Short quotation with attribution. Quoting a brief excerpt from a Lived editorial guide or community page (not individual user reviews) in an article or analysis, provided the excerpt is not a substantial reproduction of the source and is clearly attributed to Lived with a link to the original page.
  • Social sharing. Sharing links to Lived pages on social media, messaging apps, or in personal communications.
  • AI and search engine indexing. Legitimate search engine crawlers and AI crawlers listed in our robots.txt are permitted to index and cite Lived content for the purposes of search results and AI-generated answers, provided they do not reproduce the full content of pages in a way that substitutes for visiting the Site.

If you are uncertain whether a proposed use is permitted, contact us at hello@lived.ae before proceeding. We are willing to discuss licensing or partnership arrangements with parties who wish to reference Lived data commercially.

Landlord and property manager use

Landlords and property managers may read reviews about their properties on Lived. However, the following acts by landlords, property managers, or parties acting on their behalf are strictly prohibited:

  • Submitting fake positive reviews of their own properties.
  • Submitting fake negative reviews of competitor properties.
  • Incentivising tenants (by rent reduction, gift, or any other benefit) to submit reviews.
  • Attempting to identify the author of an anonymous review through any means.
  • Taking legal or other action against a tenant in retaliation for submitting a review that does not name or directly identify them.
  • Using the Site to contact, pressure, or threaten reviewers.

If a property manager wishes to respond to or dispute a specific review on factual grounds, they should contact us at hello@lived.ae. We take factual disputes seriously and will investigate any specific, documented claim that a published review is materially false.

Disclaimers

Reviews published on Lived represent the personal opinions and experiences of the individuals who submitted them. Lived does not verify every factual claim made in every review and does not endorse any opinion expressed.

The Site and all content are provided “as is” without warranty of any kind, whether express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, accuracy, or completeness.

Lived does not provide property, legal, financial, or investment advice. Nothing on the Site should be relied upon as a substitute for professional advice tailored to your specific circumstances.

Rental prices, community data, and property information published on the Site reflect information available at the time of publication and may not reflect current market conditions. Always verify critical information independently before making rental decisions.

Limitation of liability

To the fullest extent permitted by UAE law, Lived and its officers, directors, employees, and agents shall not be liable for any:

  • Indirect, incidental, special, consequential, or punitive damages.
  • Loss of profits, revenue, data, or goodwill.
  • Damage caused by reliance on any review, rating, or content on the Site.
  • Unauthorised access to or alteration of your account or content.
  • Any matter beyond our reasonable control.

Where liability cannot be excluded by law, it is limited to the maximum extent permitted. Nothing in these Terms excludes liability for death or personal injury caused by negligence, or for fraudulent misrepresentation.

Indemnification

You agree to defend, indemnify, and hold harmless Lived and its officers, directors, employees, and agents from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising from:

  • Your breach of these Terms.
  • Your violation of any applicable law or third-party right.
  • Any review or content you submit to the platform.
  • Any unauthorised use of Lived content, including scraping or redistribution.

Termination

We may suspend or terminate your access to the Site at any time, with or without notice, if we reasonably believe you have violated these Terms or engaged in conduct that is harmful to the platform, other users, or third parties.

You may stop using the Site at any time. To delete your account and personal data, contact us at privacy@lived.ae.

Sections 5 (Content ownership and licence), 6 (Prohibited uses), 8 (Disclaimers), 9 (Limitation of liability), 10 (Indemnification), and 13 (Governing law) survive termination of these Terms.

Changes to these Terms

We may update these Terms at any time. When we make material changes, we will update the “Last updated” date at the top of this page. For material changes that significantly affect your rights or obligations, we will provide at least 30 days’ notice via email (for users with active accounts) or via a notice on the Site.

Your continued use of the Site after the effective date of any change constitutes your acceptance of the revised Terms. If you do not accept the revised Terms, you must stop using the Site.

Governing law and dispute resolution

These Terms and any dispute or claim arising out of or in connection with them (including non-contractual disputes) are governed by and construed in accordance with the laws of the United Arab Emirates.

Any dispute arising from or in connection with these Terms that cannot be resolved through direct negotiation shall be subject to the exclusive jurisdiction of the courts of the Dubai International Financial Centre (DIFC), whose judgments you irrevocably submit to. Notwithstanding this, Lived reserves the right to apply for injunctive or other equitable relief in any jurisdiction.
