I lived in Bloom Towers for over six months and overall had a very good experience. The building feels modern, clean, and well-managed, with excellent amenities including a large gym, swimming pool, and well-maintained common areas. The main drawback is the traffic in and out of JVC during peak hours, and depending on your unit's location, occasional construction noise can be noticeable.

I’ve lived here for nearly a year and I’ve loved it so far, I live in a studio and you can tell the person who designed it has previously lived in a studio and understood how to utilise the space well. Theres plenty of storage and I love the big kitchen that you usually don’t see in a studio. The building management and especially the men at the front desk are so kind and lovely. Always happy and greeting you with a smile. The amenities are amazing with a men and woman’s gym and the same for the pool. The place is always clean and smells good. The only small thing I will say is that you can hear people next door to you, I live next to an air bnb so there isn’t constantly people so it’s fine for me but not sure what it’s like in other parts of the building or in bigger apartments. It’s not a massive problem but just something to mention.

Family Friendly and Convenient.

I enjoy living in expo village because it is clean and family-friendly. The apartments are clean and they stay on top of maintenance. Issues are managed in the app, and they are responsive to in-unit queries. Only issue for me is expo is far from many things and though we have restaurants, a flower shop, pharmacy, laundry and dry cleaning, we don't have supermarket aside spinneys. But they will be opening one soon.

Renting this apartment was a highly disappointing experience. The rent was significantly higher than other units in the building, yet the property lacked Wi-Fi and had a serious cockroach infestation. The apartment was handed over in an extremely dirty condition without being cleaned after the previous tenants, and a major maintenance issue reported at the start of the lease was completely ignored. Upon moving out, my security deposit was wrongfully withheld. I was charged for cleaning and damages that I did not cause, despite the fact that I left the apartment professionally cleaned. It is highly recommended to look elsewhere. Future tenants should be extremely cautious and thoroughly document everything if renting this property.

Stayed at TAMANI Marina Hotel and Hotel Apartments and honestly had a very comfortable experience. The location is excellent right in Dubai Marina with easy access to the tram, Marina Walk, restaurants, and nearby attractions. The rooms are spacious, clean, and perfect for both short and long stays.

Staying at Binghatti Trillionaire Residences was honestly a beautiful experience. The building has a very modern and luxurious feel from the moment you walk in. AVA at Palm Jumeirah was the definition of refined waterfront living when I visited years ago. From the breathtaking architecture to the stunning views of Dubai’s skyline and the Arabian Gulf, every detail felt intentionally designed for luxury and comfort. The privacy, spacious layouts, and premium finishing truly set it apart from many other residences in Dubai at the time. The atmosphere was calm, elegant, and exclusive a perfect blend of modern sophistication and resort-style living. The service was also exceptional, making the entire experience feel truly memorable. Easily one of the most prestigious residential experiences I had on Palm Jumeirah.

I had a wonderful stay at Sofitel Dubai Downtown. From the moment I arrived early to drop my luggage, the staff were extremely welcoming and professional. The check-in experience was excellent, and the team was very thoughtful and attentive throughout my stay. The room and bathroom were modern, spacious, and comfortable, with an amazing view of Sheikh Zayed Road and the sea in the distance. The breakfast quality was great, the pool view was beautiful, and the overall service truly made the experience memorable. Special appreciation to Mr. Ajay for being very polite, professional, and a great asset to the hotel.

Zada Tower is marketed as a luxury building, and visually it does give that modern, polished impression at first glance. The apartment quality itself is actually not bad. Finishing is decent, layouts are functional, and for a newer development, it feels clean and contemporary. It’s comfortable enough for everyday living and fits the “luxury” branding on the surface. However, once you live there, it feels more like a light luxury / entry-level luxury rather than true high-end living. Apartments are quite compact for the price, storage space is limited, and the overall feel can be a bit tight over time. Security can also be quite strict and unnecessarily difficult at times, which becomes frustrating in day-to-day living.

Luxury location, but management ruins the experience

This building tries hard to position itself as luxury, but the reality is very inconsistent — and the biggest problem is the management and overall experience, not the apartments themselves. The layouts are actually fine, just average for a new building, especially considering the price point. Nothing special, but not the main issue here. The real problem is the day-to-day experience. Receptionists are often rude and unhelpful — I personally had multiple arguments with them, and it’s clearly not just me. It’s very common to see people in the lobby frustrated or even arguing with staff. I also had ongoing issues with my pet. Even after submitting all the necessary documents, I still faced problems just walking around the building with my pet, which made living here unnecessarily stressful. The location, however, is amazing — being right next to the canal is a big advantage, and there are plenty of nice places, cafes, and restaurants around, which adds to the lifestyle.

Apartments are very small for the price, and the finishing is average at best. A big issue is ventilation and humidity — smells travel between apartments and it can get uncomfortable. Noise (doors, alarms, AC units) is also something you’ll notice quickly. Another thing to note is pricing — especially for short-term rentals, rates can be surprisingly high and often match prices in more prime locations, which doesn’t really reflect the actual living experience here. The area is still developing, so it can feel disconnected.

This building is all about location, not lifestyle. Being on Sheikh Zayed Road is convenient, but also comes with constant noise and traffic. The tower itself is quite old compared to newer developments, and you can feel it — from interiors to facilities. Elevators can be slow, and maintenance isn’t always consistent. It’s more of a practical place to live, not somewhere you actually enjoy. One frustrating issue I personally faced was with pets. Even though the building is generally considered pet-friendly and there are many pets around, I had multiple arguments with security about mine.

Living here is honestly very mixed. The location is amazing — you’re right in Marina and everything is walking distance. Views are insane, especially from higher floors. But the building itself feels old and overcrowded. Elevators are a nightmare during peak hours, and sometimes you wait forever. There are also too many short-term rentals and random people coming in and out, so it doesn’t feel very private or secure. Some apartments are poorly maintained, and you can tell the building hasn’t aged well. Overall: great location, but the building quality doesn’t match the hype.

Overall, I had a good experience living in this building. The layout of the apartments is quite spacious, sometimes even feeling a bit too spread out with larger gaps between areas, but it does give a sense of openness. I stayed for a short time in Almas Tower while I was in Dubai, and it left a strong impression. The building’s unique, diamond-inspired design really stands out, and the views over the lakes are beautiful, especially at sunset. It feels more like a high-end business hub than a home, but the atmosphere is sleek and prestigious. I am very satisfied with my office space in The Burlington Tower then, the building maintenance is excellent, and the common areas are always kept very clean and well managed. There are many useful facilities and services within the building that make it very convenient for tenants. The location is another major advantage being next to the The Oberoi Dubai makes it easy for visitors and employees to find, and accessibility is very convenient overall.

I lived in this building a few years ago and honestly, it was a really pleasant experience at the time. The apartment was spacious, well-ventilated, and had a nice modern finish that made it feel comfortable from day one. Maintenance was quite responsive back then, and any issues I had were handled within a reasonable time. I lived in this building for some time and it’s a really pleasant place to stay in the City Walk area. The building is well maintained, and the apartments are spacious with a clean lobby. One of the biggest advantages is the location — you can easily walk to restaurants, cafés, and shops nearby. The community is relatively quiet and the pedestrian-friendly streets make evening walks enjoyable. Parking and security are also well organized. The only downside is that traffic around Al Wasl Road and Sheikh Zayed Road can get busy during peak hours. Overall, it’s a great place to live if you want a modern apartment close to Downtown Dubai.

Really enjoyed our stay at this studio. It was spotless, cozy, and well equipped with everything we needed. The private jacuzzi was the highlight of our trip incredibly relaxing, especially in the evenings after a long day out. Awful studios needs proper deep cleaning

To be honest the building itself is good in terms of amenities, location (JVCwise) and overall current condition. However you have to be careful about apartments itself, look at the finishing cuz the building is 5 years old, and previous tenants might not be as clean as you. I am extremely clean as I have understood considering what I see here. Or you will have to pay 300 AED only for deep cleaning. Most of the furniture inside the apartment is broken, thus I had to buy from my pocket which is over 1500 AED. As well as now I know how mold and fungus smell thanks to the apartment.

I've Lived here a little over 11 months now, and its mostly been a great experience. Nice location, easy to access, close to the metro, 10 minutes to anywhere in Downtown. Only issue is that the building itself is 14years old so the gym and other amenities are in poor condition.

recently rented this apartment and couldn’t be happier with the experience. The building is well-maintained and quiet, and I’ve had no issues with noise or neighbors. All appliances work perfectly, the heating and cooling are efficient, and the water pressure is strong. Move-in was smooth, and the landlord/property manager has been professional and responsive. I lived there for 4 years. In 4 years they increased my rent 100% Building and facilities are old. Mold in apartment. 24/7 noise when facing DIFC. Staff very unfriendly and unhelpful. I waited for deposit 3 months . The only positive is location

Countless false fire alarms. Countless gas leak alarms. Noisy neighbours. Pool has been in renovation for 2 months. JVC is bad area to live in anyway, absolutely nowhere to walk, so much sand and terrible air quality. We moved in January 2025 and can’t wait to move elsewhere.

I Lived at Duja for 3 years, one of the best places I've Lived in Dubai pun intended. Things that stood out to me at Duja were the speed of response from the building management. They had an you can use to request service for your apartment and sometime they in 15-30 minutes. The amenities were amazing as well, especially the pool and gym. They have a fun kids play area where all the families come down in the evening to relax while the kids play. The only thing I didn't quite like was how noisy the neighborhood was, it's in the middle of two very commercial towers, and right at the heart of city so you can often hear cars, horns, bikes etc, depending on your apartment. Mine was right next to the hotel and it makes such loud noise it can keep you up. I loved Duja, I would live there again if I had to and totally recommend it.

- constant false fire alarms are a special annoyance especially when it rings at odd hours. - no hot water for months in 2025. - AC doesn’t cool and to top it off the bill is not transparent. Expect to pay 1.5K on average for a 2 bedroom unit. - some units are air B&B while others are rented as sharing space with bunk beds and partitions. - expect smells from neighbors cooking or smoking into your home.

Modern building with amazing view

I lived on the 61st floor of this building and was privileged to have a view of the Atlantis from my kitchen and the Harbour from my bedroom. If you’re high enough up, the views are absolutely stunning, probably the best you can get in the Marina. The elevators are very fast, and they’re glass all around, so if you love mirror selfies, you’ll enjoy the full-length mirrors on all four sides. Security is excellent. No one can enter the building without a pass or proper authorization from security. The management is efficient as well, I hardly had any issues, which shows they handle things swiftly before residents even notice. The gym is fully equipped, featuring both indoor and outdoor pools, as well as a dedicated female-only pool for added privacy. There’s also an outdoor lounge where you can grill, host friends, and enjoy parties. I lived there in 2021 so at the time, the price was worth it. That was ages ago so I can't say for right now.

Westburry is such a nice place to live. The building is always clean and well taken care of, and maintenance is quick whenever you need them. The gym and pool are my favorite spots, they make it easy to stay active and relax without leaving home. The community feels safe and friendly too, which makes it even better.

It’s a very good residential area have all the amenities you in need such as gym, supermarket, swimming pool, recreational area and so on within the building. Cons the rooms as kinda small

Just over here the last 2 months, its a very lovely apartment building, clean, the street is very calm, and it has the Golf view. Lovely

Great location, I love that’s it’s at the end of Business Bay but at the beginning of Downtown . South Ridge park is nearby so it is great for walks, especially as Dubai has limited green areas. Amenities in the building great and staff are helpful

My experience living in Park Heights 1 was mostly great, especially in the early days. The only downside is the limited parking space for visitors, it’s always a bit of a struggle. That said, it’s a nice community with great apartments and an overall good vibe.

Personally, I prefer low-rise buildings, and Binghatti Rose was the perfect choice for me. It fits comfortably within my budget, and I absolutely love the view from my apartment.

Great place, a bit standalone as there are not many apartment buildings around, but awesome environs to go for a calming walk. It’s also in a school district so helpful for parents and I am a few minutes away from most places that I need to go

Amazing Views, but the Noise Can Really Get to You at Cayan Tower, Dubai Marina

I lived in a 2-bedroom unit at Cayan Tower from about 2020 to 2022.

Pros: The design is obviously amazing, it’s one of the most iconic towers in the Marina, and the views from our apartment were genuinely breathtaking ngl. The building staff were super polite and helpful, and maintenance was usually quick when we needed something fixed. The gym and the pool were solid, I especially loved the infinity pool view. Parking was smooth, never had to stress about it.

Cons: The biggest issue? Noise. There was always some kind of construction happening nearby, even at night. If you’re someone who needs quiet, this will get to you. The water in our unit would sometimes come out slightly brownish, which was weird and not super reassuring. Also, guest parking was always tight, which made having friends over kind of annoying.

Overall: If you want to live in a visually striking tower with great facilities and views, Cayan is definitely worth considering. But go in knowing that the noise and minor building quirks might be part of the package.

I lived here for 2 years and it was the best 2 years of my stay in Dubai. I didn't have any issues with management, amenities, building quality or fixes. It was an overall amazing experience. Towards the end of my stay though I noticed the gym equipments wearing out.

Not sure if much has changed since then, but I would definitely rent here again if the stars align that way.

I live in Jassem Building for 1 year, I loved the quiet serenity vibes the community offers. The neighborhood is a great place to live if you want to escape the noise and buzz of the city.

However the building management and the overall quality of the building and its amenities are rather poor. I wouldn't recommend living here unless you have it on good authority that things are better now. Hope this helps someone!

Good value for money

I lived in a 2 bedroom here and it was nice overall. The cost compared to other locations in Dubai was relatively lower and the building management were quite responsive.

The area is very family oriented, chill and there's about three small parks and one large park. It's also a 3 minute drive from LuLu hyper mart and there is a super mart at the ground floor of the building which is very convenient.

One minor issue we face in the building (as other residents faced it as well) just before we left was cockroach infestation. It lasted for a while and it was mentally exhausting. Overall we didn't face any other pest related issue.

Wonderful Place To Live

I had a wonderful experience living here. Duja Tower is a well designed modern building with so many nice touches that make such a huge difference.

The building is great, management is handled by Nasser Lootah and they're great. Responses to incidents and tenant requests is fast and immediate, they even have an app for it.

Amenities are awesome, really big pool, children have a play area, the gym is well equipped, the facility is pet friendly, I could go on...

Only thing i didn't like is the frequency of their fire alarm tests and drills and the fact that the tower is located next to a really big hotel in a very busy street so noise levels were high.

That said, it was negligible when compared to all the other benefits, I would live here again and I would recommend the place to anyone else.

Unprofessional Building Management

The entire apartment building is owned by a management company called SBK There are no individual landlords. I moved in earlier this year, and my experience has been awful. I initially viewed a studio and loved it, but on move-in day, I discovered they had rented me a completely different unit with a different layout. I was devastated, and they refused to resolve the issue, claiming that I had already completed my Ejari. I later spoke with another tenant in the building who had gone through the same experience. So, if you’re considering renting an apartment here, be very careful and make sure to read all the details thoroughly.

Asides from that, the building is quite and so are the facilities.

Living here has been one of the best decision ever made. I've lived here for over 2 years now and it is been great. From the building, to the security, to the amenities and facilities, and the maintenance. I would say Binghatti did a great Job.

The Building is always clean and well maintained. The security and maintenance guys are very friendly and responsive. I love the massive pool and well-equipped gym. The luxury of a supermarket outside of the building is also a big plus.

The only downside i have with the building is the fire alarm system. sometimes it rings in the middle of the night and can be very disturbing. I really hope that can be fixed.

They bathroom tiles are not so great. It gets dirty easily after cleaning. Hopefully can be looked into in future designs. Other users preference differ though

I would always recommend Binghatti Rose to anyone looking for a place to stay.
